As a prospective tenant there are many questions you have as you search for and rent a property.  We will gladly answer any questions you might have regarding our properties or renting from us.  After all would you want to rent from us if we could not answer your questions?

If you are interested in one of our rental properties the first step is to view the property.  Depending on whether the unit is currently tenant occupied or vacant, a viewing appointment can be setup.  The easiest viewing method is if the property is vacant and we have a nonstandard lockbox on the unit.  If the unit is still occupied by the current tenant then we will work with you and the current tenant to determine a time that works for both parties.  Of course there are rare exceptions to these viewing procedures so please call our office or email us and we'll be glad to tell you if the property you're interested in is available for viewing.    

Once you have viewed the property you are ready to proceed to the next step, the application.  At the bottom of this page you will find links that allow you to download our application in two common formats, a Microsoft Word document file or an Adobe Acrobat PDF file.  Our application fees are $35 for individuals and $55 for married couples.  The application fee covers the cost of pulling your credit history, criminal history, tenant history and processing the application.

Of course everyone wants to know what their chances of getting approved are.  Our approval process looks at three factors - your credit, your income and your tenant history.  In terms of credit score we do not have a certain number we look for and your credit score alone will not disqualify you.  In terms of income we prefer that our tenants have at least three times the rent in monthly income and combining income is fine.  In regards to tenant history we will contact your current or previous landlord and have them answer questions related to your tenancy with them.  If you currently own your home when we pull your credit we will see the mortgage and status on the report.  Basically the approval process resembles a tripod, if one of the legs is weak the tripod can still stand and your chance of getting approved is strengthened.  Of course each situation is unique and you should not rule yourself out without talking to us first.  Any of our property managers would be happy to address your concerns before you apply.

General Policy Overview

• Rent is due on the 1st of each month. Rent is late if it is not received or postmarked by the 5th of each month. Check payments can be made out to Realty Executives Property Management, Inc. Please include the leased property address in the memo line of your check.

          
• Accounting will not tolerate the delinquent payment of rents. If rent is paid after the 5th of each month, the tenant will be assessed additional rent. Should the rental payment still not be received by the 10th of the month, the tenant is obligated to pay another installment of additional rent. Should a tenant continue to make late rental payments without paying additional rents, the landlord may begin eviction proceedings.

             

            • Pets are allowed on the property only with the prior approval of the landlord, Our Company and the homeowners or condominium association. Our Company does require a pet fee to be paid for each pet.  For insurance purposes, some breed dogs and weights limits may restricted in certain properties.  Be sure and describe your pet prior to signing a lease.  You will be required to provide proof of license & current shots.

 

            • Your security deposit cannot be used to pay part or all of any month’s rent.

             

            • If you lose your keys or lock yourself out of your home you may come to our office during regular business hours and we will make you a new set of keys. You will be charged $50.00 for the new set of keys. If the lockout occurs during non-business hours and you must call a locksmith, it will be at your own expense.

 

            • The use of available condominium or association amenities may require a special permit, pass or identification card. Tenants are responsible for obtaining and paying for these items unless otherwise noted in your lease in writing.

 

The duration of your lease is fixed. Any early termination, extension or renewal of the lease must be negotiated with us as your landlord’s agent. Please call our Property Manager if you have any questions regarding the duration of your lease.

             

            • Tenants are generally responsible for everyday maintenance and any repairs that are needed because of tenant wear and tear on the property. This includes, but is not limited to: changing air filters on a regular basis, cleaning blocked air vents, cleaning clogged shower and sink drains, and fixing appliances that have broken from day to day use. In some cases, tenants may be responsible for yard maintenance that would involve trimming bushes, weeding, mowing grass, watering, fertilizing and pesticide treatment.  

      • Do not park in the yard.

             

            • You have a duty to pay rent on a timely basis, not to use the premises for illegal purposes, to keep the premises clean and to comply with all relevant building, housing and health codes.

             

• As a tenant, you must provide the landlord with reasonable access to the property to make any required repairs. Reasonable access as described in Florida Tenant/Landlord Statues and in your lease.
